Evidence

This is the record for the November 10 City Council appeal. The city's file is first. Then three letters. Then the site and the 2014 evacuation.

Official records

The city's case file still shows the staff recommendation to approve. A signed denial resolution will be added here when the city posts it.

Neighbors beside the site

Our homes border the project site, and we use the adjoining driveways and this section of San Elijo Road every day.

Land-use attorney

For the following reasons, the Planning Commission should deny this project in its current planned size and location because it will create severe traffic congestion and put the community at great risk.

The site

The triangle lot sits between the two sides of San Elijo Road, beside the school. Cars already park along the road. Published counts of the project's own parking do not match: news coverage has described 10 garage spaces and 11 in a lot, and a project summary circulated by the community lists 37. This page does not choose between those figures.
